Introducing …

Cold Springs!  We told you a lot was going on over the holidays.  Right before the New Year, we went under contract & closed on this property all within 10 days. A key benefit of selling to Hewbrick Properties, is we can close within 7-10 days if needed. We were pleased to have an opportunity to purchase a property in sought after Concord, NC. Concord is a small town outside the northeast side of Charlotte, NC;  it has a ‘small town’ feel, but is the 11th largest city in the state.  It also has been recognized as one of the Top 100 Best Places to Live (http://www.independenttribune.com/news/concord-ranked-in-top-best-places-to-live/article_32042378-9d70-11e7-a0e9-173a161c6dc6.html).

We mean it when we say ‘we will buy your house as is’, which can also means belongings that the sellers don’t take with them. Below pictures are a prime example.

Cold Springs is a 1,032 square foot ranch with low maintenance vinyl siding & vinyl replacement windows.  It sits on a large flat lot and has great potential.  This property will most likely be a buy and hold, thus will need minimal upgrades.  She was most recently updated in 2009.  Our current plan is to paint interior, install new flooring throughout, and reglaze the ‘pepto pink’ tub to white.  Cold Springs has 2 bedrooms, a large family room, and an eat in kitchen.

New Additons

We have been giving Olde Savannah a lot of attention these past 3 months, and have not shared much about our new additions, Martha Jane & Miss Poston.  Both of these projects are completely different from Olde Savannah as well as each other.  Not to mention they are in 2 separate counties, neither of which are Mecklenburg.  We are so pleased with how well our rehab went at Olde Savannah that we are confident enough to rehabilitate 2 properties at once!


Let’s start with Martha Jane, appropriately named after her address Martha Jane Lane.  She is located in Rowan County.  This is our first manufactured home rehabilitation and we are learning a lot.

When we first took possession of this property, it was difficult to see all of the potential until we got her cleared out.  The previous owner left quite a bit behind . . . some treasures . . . and some trash.

After some hard work, we were able to scale the ‘treasures’ down to this:

We were thankful for Bristol Carting & Dumpster Services!  They had their hands (dumpsters) full with Martha Jane, carting over 5 20 yard dumpsters!!

Miss Poston is our other property and she is located on Poston Circle in Gastonia, NC.

She is a cute bungalow on a corner lot, with great potential.  Unlike Martha Jane, this house was empty when we took possession, therefore we could immediately start on the rehabilitation.

Our first step in the process was to get a new roof put on this home.  Next on the list, will be installing new windows and doors to help secure the space, as well as a new HVAC system.

We must give a special shout out to Bristol Carting & Dumpster Services!  They were able to help us at both properties.

Before & After!!

Well we are entering the completion stage of Old Savannah and she should be going on the market within the next week!  With this being the end (sniff, sniff) of our first project, it’s time to recap the transformation.

When we purchased Old Savannah, she was lacking a bit of character on the exterior.  Blue trim.  Blue shutters.  Metal front door.  Zero landscaping.


Old Savannah was well-loved, but needed to be brought into the 21st century.  We began with the foyer.  Her walls had a lovely border along the chair rail and her floors were linoleum. Now, we have expanded the entry into the family room, painted the walls, and installed hardwoods.  Through the view below, you can also see how we removed the family room closet that partially obstructed the path.

The front of the house needed the least amount of work.  The entire home had floors covered in original green shag carpet, but fortunately we uncovered beautiful hardwoods throughout.  This being said, the living, dining, and two guest bedrooms only needed carpet removal & a fresh coat of paint (after removing dining wallpaper).

 

Our greatest & most rewarding challenge, was the transformation of the family room, kitchen, and breakfast room. We loved how removing the paneling & replacing it with Sheetrock lightened the space.  And speaking of natural lighting…let’s talk about the wall we removed to open up the kitchen, breakfast room, and family room.  Allowing natural light across this living space, highlights so many features, including the fireplace which was hardly noticeable before.  (So much more to discuss about these rooms, that we will leave them for our next post.)

The master & guest bedrooms needed minimal work, carpet removal and a fresh coat of paint.

 

The bathrooms were our second biggest challenge.  We gutted the hall bath down to the studs and replaced everything…tub, toilet, vanity, lighting, and flooring.

Fortunate for us, the master bath was already partially gutted.  We completed the demo and reconfigured a bit.  We installed a gorgeous oversized shower with a pebble stone floor.  A new vanity & toilet were installed as well as custom shelves.  Our favorite feature in the bath was definitely the updated ceramic tile floor that had a vintage feeling to it.

We could not have done any of this without a village of people, including Cunningham Contractors, Jon’s Electric, Carrie Rivera, and plenty of others that we will remember once this is posted.

Countertops!!!

Could not wait until later this week to post . . . our countertops are in!!!  Much to our excitement, when we arrived to Old Savannah, yesterday morning, the guys were ahead of schedule and already installing the granite.  We selected this granite over a month ago from Home Depot and are just as happy with it as the day we first saw it.  These countertops are just another feature that brings our kitchen to the new millennium.

Now that our countertops are installed, next comes the installation of our lighting and crown moldings.  Special thanks to Cunningham Contractors for their fantastic detailed work to on the crown moldings.  Also Jon’s Electric; they have made sure all of our electrical work is up to code.  They have also helped with the updated lighting-this house wouldn’t look so great with out these reliable companies.

Calm Before the Storm

This past week has been a bit quiet.  A few behind the scenes things going on, like inspections and paperwork, but who wants to read about that . . . and we definitely don’t have any pictures to share!  With everything going on lately with these hurricanes, I cannot think of a better comparison than us being in the ‘calm before the storm’.

Olde Savannah has gotten her floors refinished.   Who knew this was such a pivotable step in the rehabilitation?  We cannot put any finishing trims (i.e. baseboards) nor can we install the appliances.  And because it takes 4+ days for the floor refinishing process, including sanding, staining, and sealing, we have been banned from the house.  This has given us some time to clean the exterior gutters and storage building.  All of this time away is completely worth it!!  We stopped by yesterday and took a sneak peak   At the floors (before & afters!)

These floors look amazing!  It’s all coming together!!!  We are expecting kitchen countertops and then comes the crown moldings and light fixtures in the common rooms, and then the staining of the screen porch concrete, and then the new storm door, and then landscaping.  You feel the storm coming???  Oh, and we close on 2 properties within the next 2 weeks.

So much going on, but we couldn’t enjoy it more . . . this is our passion.

Moving Parts!

We were all over the place, last week!  We went under contract with a property in Gastonia, Miss Poston.  We got the keys for Martha Jane (in Rockwell, NC).  And we are wrapping up Old Savannah.  To say there are a lot of ‘moving parts’ is an understatement; but that is life at Hewbrick  Properties!!!

So let us introduce you to our latest property, Miss Poston (appropriately named after the street she is located on-notice a theme??).  

Miss Poston is located on an adorable corner lot in Gastonia.  She has beautiful hardwoods that need a little attention & even a covered back porch area.  We don’t expect to do as much demo as Old Savannah, but she will get plenty of TLC before her next tenants arrive.   

We picked up the keys for Martha Jane, yesterday.  She is about 45mins outside of Charlotte, and I must say, the drive out could not have been more beautiful and peaceful.  It can be nice to step away from the hustle and bustle of the city and be able to just hear the wind and nature. This one, like Miss Poston, should not require many structural repairs, just replacing the flooring & some other minor touch ups.  Our biggest chore will purging the contents left behind.  Can’t wait to see what treasures we will discover!

Lastly, we can’t post without updating you on our ‘first born’!   Old Savannah is getting her final coat of paint in all the rooms. We are expecting the hardwood refinishing to begin today or tomorrow.  And of course, one of my favorite show pieces (so far) are the bathrooms.  The vanities were delivered last week & are waiting to be installed-they look great!  But the master shower….I want this in my own house!  We will leave you with this beauty!!!

First Property…Sold!

We have been all over the place, this week! Our priority has been on our Gastonia property.  We were able to wholesale ‘Gastonia’ and have been working with the buyer, seller, and closing attorneies to complete this deal.  We put people first with our business. The good news about this story is with the sale of their home, the original owners were able to purchase a car and move back across the country to be closer with family.  

We have been visiting a lot of potential properties from North Wilkesboro down to Rock Hill. This has kept us away from Old Savannah, for the most part.  Good news is, we have a awesome contractor with this project.  Kevin (Cunningham Contractors) has helped keep things moving while we have been away.  And when I say moving…look at how amazing this shower is turning out!!


This weekend we are hoping to do a little landscaping at Old Savannah.  She has no shrubs and a green yard, so we have a blank canvas to spruce up.  Stay tuned 

Next week, we close on our property in Rockwell, NC.  We have affectionately named her Martha Jane (based on her street address).  Can’t wait to feature this property on our upcoming blog
